When it comes to selling your home, there are several costs involved that you should be aware of. Closing costs, taxes, and transfer fees, as well as prorations for property taxes are common.

Typically, you can expect to pay a real estate commission, 2.5% to 3% of the sale price tot the listing agent. Most sellers offer an incentive to a buyer to pay their buyer agent commission as well, to get them to consider putting an offer on their home.  Additionally, closing costs can include title insurance, attorney fees, and transfer taxes, which altogether can range from 2% to 4% of the sale price. It’s also wise to budget for possible home repairs or improvements before listing, as these can enhance your home’s marketability and final sale price. Once the property is on the market, you should expect buyers and the agents that represent them to be making requests to see the property. If you aren’t getting many showings, then either the condition of the house doesn’t match the value that a buyer sees in the price, or it could just be there aren’t any buyers in the buyer pool for your home at that moment.

Absolutely, you can negotiate the price and terms with a buyer. This is a normal part of the real estate transaction process, where you can discuss not only the selling price but also terms such as closing dates, contingencies, and which expenses (like closing costs) each party will cover.
